AGENCY FEES

 

Agency Fees (Including 20% VAT) – Updated February 2026

 

SALES

  • Up to €400,000: maximum 10% incl. VAT
  • From €401,000 to €600,000: maximum 7% incl. VAT
  • From €601,000 to €1,000,000: maximum 5% incl. VAT
  • Above €1,000,000: maximum 4% incl. VAT
  •  

All fees are inclusive of VAT at the current rate of 20%.
Our agency fees are clearly stated and, unless otherwise specified, are payable by the purchaser if not borne by the vendor.

 

PROPERTY SEARCH SERVICES

  • 5% incl. VAT in addition to the sale price
  • Minimum fee: €20,000 incl. VAT

 

UNFURNISHED OR FURNISHED RENTALS

(Subject to the provisions of French Law No. 89-462 of July 6, 1989)

 

Fees payable by tenants:

  • Viewing services, application file preparation and lease drafting
    Fees are capped according to geographical zone:
    • Highly stressed areas: €12 incl. VAT / sqm (Departments 75, 92, 78, 94)
    • Stressed areas: €10 incl. VAT / sqm (Departments 91, 95)
  • Preparation of the inventory of fixtures (move-in condition report)
    • €3 incl. VAT / sqm

Fees payable by landlords:

  • 10% of the annual rent excluding charges + VAT (20%)

 

FURNISHED RENTALS – CIVIL CODE LEASE

(Outside the scope of French Law No. 89-462 of July 6, 1989)

 

Fees payable by tenants:

Services include property viewings, tenant file preparation, lease drafting, and personalised support throughout various administrative procedures (relocation assistance, insurance arrangements, and related services).

  • Maximum 10% excl. VAT (VAT 20%) of the annual rent excluding charges

Our rental fees are clearly indicated and allocated between landlords and tenants, unless the mandate specifies that fees are payable exclusively by the tenant.

Tenant fees shall not exceed the equivalent of two months’ rent excluding charges.

Fees payable by landlords:

Services include property viewings, landlord file preparation, presentation of prospective tenant applications, lease drafting, and tailored support services (home staging advice, optimisation guidance, and related services).
